The perfect holiday location for relaxing in the Spanish sunshine, Casa de las Palmeras is a family friendly modern villa with all mod cons situated a short walk from the wonderful beach at Roche. With a private pool, covered terrace, spacious garden, large lounge and 4 double/twin sized bedrooms it comfortably accommodates 8 people and safely caters for small children as the pool is fenced off and the entrance gates are electrically controlled.

The Accommodation and Facilities

The villa is fully equipped offering comfortable family accommodation. There are 2 large double bedrooms with ensuite bathrooms, king size beds and built in wardrobes plus 2 further bedrooms with twin single beds in each and fitted wardrobes and a large family bathroom. All bathrooms have an over bath shower. The master bedroom is located on the ground floor and all other bedrooms are on the first floor. There is also a small balcony on the first floor.

The living space on the ground floor contains a large lounge/diner which opens directly to the covered terrace and side patio. The lounge has an 8 seater solid wood dining table and is equipped with satellite TV (various channels including all BBC and ITV), DVD, stereo and IPod dock as well as a log fire for the cooler winter months. The fully fitted kitchen has adequate storage, ceramic hob, oven, microwave, dishwasher, washing machine, fridge/freezer. The villa has a central air conditioning system. Wi-Fi is available in the square in Roche.

Outside there is a large garden mainly laid to lawn with 4 large palm trees, 10m x 4m fenced pool and covered terrace with electrically operated retractable awning and 8 seater dining table/chairs which is ideal for relaxing after a day at the beach or playing tennis. There is a built in spanish style BBQ, a drying area and off street parking for 2 cars. The property is entered via an electrically operated vehicular gate and a separate pedestrian gate.

Roche and its Amenities

Roche Residencial is a private urbanisation of some 1400 villas located in an area of protected umbrella pine forest between the towns of Chiclana and Conil de la Frontera.

It is one of the best addresses in the region and contains many superb villas and gardens. It is very popular with families from Seville and Madrid as well as Andalucia. Roche itself has a mini market, newsagent, chemist and cafe/club with Wi-Fi available in the square. There are two cafes/restaurant within walking distance one of which (El Timon) has a fantastic location overlooking the beach, ideal for a sundowner (this is usually the only one open out of season). There is a childrens play area and a new fitness trail all within a short walk. There is also a church (RC with Sunday morning services). The urbanisation has 24 hour security patrols and has a gated entrance.

In Roche, there are 4 floodlit tennis courts, 4 paddle courts, as well as floodlit basketball and football (we provide 4 tennis racquets and a football for guests). There is a new cafe/bar at the tennis courts. There is a horse riding centre 5-10mins drive away in Novo Sancti Petri.

The Beaches

Many of the best beaches in Spain are on the doorstep. Roche is on a headland and the superb sandy beach runs for almost 8km up to La Barossa and beyond. It is a 10 minute stroll from the villa. There a series of quiet coves all within walking distance and a short drive takes you to the beaches around Conil or the surfer paradise beach at El Palmar just 15 mins away where surfboard hire/wetsuits can be obtained.

Between June and September many of the beaches including Roche have chirringuitas serving fresh seafood and drinks/icecreams.
